Since 2005, Capital Construction Management, LLC has been providing clients with construction management services founded on decades of successful project experience. Owners Greg Koussis and Lee Wolaniuk offer expertise with every phase of project delivery, from conceptual budgeting to warranty administration.

As an advocate for the owner, we provide sound guidance regarding the critical decisions made during each phase of a construction project. We help clients add value and minimize risk through cost control, schedule management and overall team coordination. Our goal at project completion is for the entire team to feel that the job was a success. 

Gregory J. KoussisGregory J. Koussis, LEED AP

Greg has worked in the construction industry for more than 30 years. His work includes construction management, general construction and design/build project delivery. He began his career with one of the largest construction management firms in the country, and has worked for a number of regional contractors since. In his current role, Greg acts primarily as an owner’s representative and is extensively involved in all phases of project development and delivery. He offers expertise in estimating, preconstruction, design professional and contractor selection, contract negotiation as well as construction administration. Repeat customers are the best reference available. His commitment to successful project delivery has created strong and lasting relationships with owners.

One of Greg’s unique strengths is his ability to bring stakeholders together during the early phases of a project to clearly establish project goals and develop design options that work within their budget. When CCM was hired as the program manager for the Hershey Volunteer Fire Company, the project had stalled and scope creep had driven the project to almost $9 million. Through rededication to the original programming requirements and a number of team charrettes, Greg helped to refocus the project around a program that worked for the Fire Company within their original $7 million budget.

Lee C. WolaniukLee C. Wolaniuk

With more than 40 years of experience in the construction industry, Lee has the expertise to counsel clients in all aspects of the construction process. After earning a Bachelor of Science degree in Civil Engineering, Lee worked with several nationally ranked construction firms where he gained extensive experience managing complex construction projects and large project teams. He held executive leadership roles on significant commissions and managed construction teams on multiple sites across the country. His recent work includes multiple projects for the Hershey Trust Company, Milton Hershey School, Mid Penn Bank and Hershey Entertainment & Resorts.

Lee is especially adept at managing diverse and complicated projects. He is able to identify where the road-bumps and challenges are on a project and work proactively to eliminate or mitigate any impacts to the schedule and budget. Lee provides oversight and management of larger project teams. He is skilled at executing complex projects with many stakeholders. His engineering background affords him a well-grounded technical knowledge of building systems, which is an important resource for CCM clients.
